28 floors without secondary ventilation pipe Residential high-rise DS 90 in Vienna (AT)

The striking residential high-rise DS 90 with its 262 flats and 120 serviced apartments, is located in the new Nordwestbahnhof quarter of Vienna.

The S+B Group is managing the project, constructing a prestigious building here for new owner Greystar.

The entire building will be low-energy construction. The building will be heated and cooled by thermally active floor slabs. Photovoltaics on the roof will produce part of the electricity required.

This project marked the first use of the highly sound-insulated Geberit Silent-Pro SuperTube drainage system , which does not require bypasses.

The building with 382 residential units on 28 floors places additional demands on the drainage system.

Thanks to the SuperTube technology, the drainage stack could be installed in a space-saving manner. The highly sound-insulating pipes ensure a quiet living space.

Only one waste water line is required per duct, which drains all the bathrooms and toilets connected to it. The secondary ventilation pipe is not needed.

The brief Drainage of a residential high-rise building

Due to the the number of floors and the height, the drainage of the DS 90 residential high-rise building placed various challenging demands on the waste water technology:

  • High drainage capacity due to the many bathrooms and WCs.
  • An additional bypass line due to the prohibited connection zones in the area of the direction change.
  • A slope for the collector pipes

With a conventional drainage system the realisation of these high standards would have been almost impossible.

Together with the contractor ESW Gebäudetechnik, the S+B Group opted for the new Geberit Silent-Pro SuperTube drainage system. It offers some unbeatable advantages, especially in multi-floor residential buildings:

  • Despite the height of the building and the number of residential units, only one stack is needed per duct, with no parallel ventilation pipe.
  • In the area of the direction change, there is no need for a bypass for the prohibited connection zone.
  • With the horizontal pipes of up to 6 metres without a slope, 1.5 metres of room height can be saved in the area of the collector pipes.
